What you will do
 
The O&M Site Operations Supervisor is part of our Building Technologies & Solutions business at Johnson Controls. This person will be located out of the Straub Medical Center.  This positions serves as the Manager of Facilities for the client and will be responsible for managing a team of engineers in a union environment. The Ideal candidate will have strong technical experience and a supervisory/managerial leadership background. Come join our growing team.
    
Responsible for supporting the execution of an Operations & Maintenance (O&M) contract site(s).  Supervise the staff assigned to mechanical operations, programming, monitoring, alarm response or other contracted activities.  Communicate with client and O&M team on all issues concerning execution of the contract.

How you will do it
 
1. Assists in selecting staff, trains/orients subordinate personnel, prepares work schedules and allocates assignments needed to fulfill O&M contractual obligations.
2. Provides supervision, monitors and evaluates work performance; inspects work quality to ensure building/safety codes and engineering specifications. 
3. Communicates with client and other facility occupants to ensure customer satisfaction and enhance our opportunity to secure “contract extras”.
4. Utilizes CMMS to provide formal system for planning, completing, and reporting facility maintenance activities.
5. Conducts employee in-service training and implements employee development plans; ensures staff is current on their annual requirements, i.e., licensure, safety updates, competencies.
6. Manages the daily operations of the department; contributes to reporting as requested by the O&M leadership and the client.
7. May be required to be on call 24/7 to provide telephone assistance as well as emergency response to the facility. Assumes responsibility in the absence of the Director of Facilities Management. 
8. Responsible for operating within department budgets as assigned by the client. 
9. May assist on various facility capital projects at the site. 
10. Ensures utility system compliance to all city, state, and federal licensing/certification requirements. 
11. Exemplifies company standards; implements company policies and procedures at the site.
12. Performs other duties as required.

What we look for

1. Associate’s degree/trade school education or equivalent field experience. 
2. Five or more years’ experience in facilities operations and maintenance. 
3. Familiarity with building automation systems. 
4. Basic knowledge of mechanical systems and their operation. 
5. Demonstrated leadership abilities. 1-3 years basic management experience.
6. Able to manage and train technical staff. 
7. Able to deal with customers and others at all levels.
8. Must be a team player, committed to working in a quality environment.
